Often, it’s land that has been in the family for a long time, passed down or inherited. When it comes to you, maybe you find that property taxes aren’t sustainable. Maybe you just need cash. Whatever the situation, we are here to help. Selling land can be very challenging due to the smaller market.

Zoning is a great example. We look up what your property is zoned for. Environmental factors are typically based on our personal experience. We know what to look for. However, if there are questions, we may or may not need a due diligence period on a case-by-case basis, but this is rare. We typically know, just from experience, whether we can buy a piece of land or not.
When we’re buying land, particularly farmland, we look at it from a developmental standpoint. We look to see if it’s developable for residential property, for example. If it is, potentially, how many residential properties could we build on it?
Depending on the parcel size and the specific zoning, we assess it from a development perspective to determine how many buildable parcels can be created. That process can take some time.
How We Navigate Acreage Discounts and Price-Per-Acre Thresholds
It’s entirely dependent on location and comparable sales data. We know what homes sell for in terms of price per square foot, and then we reverse engineer the cost of the lot based on the cost of development.

It’s about having total transparency from the outset. This is similar to the way we handle a residential purchase.

Verifying Parcels, Boundary Lines, and Surveys
This isn’t routine for land purchasing. We would only need to verify if there were a question about whether or not we could build on the land or something similar. If we have to, we hire a survey company to come out and do it.
The Cash For Land Process
This process is about the same as when we offer cash for a house, but maybe slightly simpler.
We meet you on the property, walk it, inspect it, take a few pictures, and then we will make you an offer.
If you like our offer, we’ll sign a contract, and then it’s straightforward from there. We’ll go to the title company, and they’ll run their process to ensure the title is clear. We’ll then get that transaction squared away in as few as 10 business days.
